Search for Surfside Homes Data / Tips for Buyers and Sellers

Surfside Real Estate Contract Options

Less common types of agreements include what is known as a “One Time Show,” and “Exclusive Agency,” and an “Open Listing” agreement. The One -Time Show and the Open Listing are similar and are often used by homeowners who wish to sell their Surfside real estate on their own but will agree to pay a commission to an agent who brings a qualified buyer for the home. A Surfside homeowner may agree to an Open Listing with several agents and also agree to a One-Time Show to any agent who has an interested buyer.

Surfside Real Estate Cycles

One problem with attempting to time your purchase to the business cycle is that even experts have problems accurately predicting the future economy. Even when they can, the Surfside market does not necessarily move in tandem with the stock market or the economy as a whole. Surfside is a unique situation.

When the economy is doing well, interest rates are generally higher. The result is that fewer people can afford houses, and Surfside is no exception. When the economy slows down, interest rates fall, the "affordability index" moves up and more people can afford houses. The Surfside market will take the lead.

Bitten by the Surfside Home Improvement Bug?

Maybe, like millions of Americans, you can’t help it! You live in your Surfside home for several years and before you know it, you find yourself thinking about how the kitchen would look with new cabinets and a granite countertop. Should you start with the kitchen or would it be better to add a home office to give the family a little more room? There seems to be endless options for the creative Surfside homeowner bitten by the Home Improvement Bug. Once you get started thinking along these lines, it usually doesn’t take long before the ultimate question pops up. Is it better to improve your current home or simply sell and buy a bigger, newer or more desirable Area home? Here are some issues to help you make that all-important decision.

Money isn’t everything however so that if the most important consideration for remaining in your Surfside home happens to be the school where your children attend or the proximity to your work or to a particularly attractive recreational opportunity then remodeling may be the best option. On the other hand, if the idea of having your Surfside house torn up for weeks at a time makes your blood run cold, it really doesn’t matter how much money you might make turning a fixer-upper into a model home. You will be far better off selling the home you have and moving to a home that better fits your needs.

Does Your Surfside Have Curb Appeal?

From cottages to castles some Surfside have so much curb appeal that passersby can’t help but stop and admire them. When visiting property with great curb appeal, prospective buyers often experience 'Love at First Sight' and this disposes them to love the entire home before they even walk through the front door.

Surfside curb appeal is the result of a perfect blend of architectural style, landscaping, up-keep and color choices. Money alone does not guarantee outstanding curb appeal. I’ve seen very expensive Area homes with costly landscaping that fail to appeal and I’ve seen very modest priced Area homes with outstanding curb appeal. In part, the landscaping aspect of curb appeal is a matter of personal taste.

Surfside APPEAL

A large part of the appeal of the real estate market in any area is the architecture or the style of the homes themselves. The appeal of Surfside is its appropriateness to the region in terms of style, history and weather conditions.
